Subdivisions
The City of Chilliwack is providing this information to assist you in understanding the process of subdivision. It has been prepared for convenience only and is not intended to take the place of municipal bylaws or provincial legislation. Subdivision requirements may vary depending on site specifics.
What constitutes a Subdivision?
Subdivision is the process of changing or creating new property (lot) boundaries, which requires approval from the City’s Approving Officer prior to registration with the Land Titles Office.
A subdivision application is required for the following:
- Creating two or more lots from one or more existing lots
- Consolidating two or more lots into one lot
- Adjusting or realigning an existing property line
- Creating a bare land strata development
- Creating a phased strata development
- Converting an existing multi-unit development to strata title ownership
What is the purpose of the Subdivision process?
The Provincial Government has granted municipalities the power to regulate the process of subdivision of land, therefore the review and consideration of subdivision applications is the responsibility of the City's Approving Officer. The Approving Officer ensures each Subdivision Application is evaluated with respect to:
- Provincial statutes such as the Local Government Act, Land Title Act and related Regulations, Municipal Zoning Bylaw, "Land Development Bylaw 2014, No. 3055"
- Safety and Floodplain construction requirements as applicable; Necessary utilities, services and access
- Environmental sensitivity and Community compatibility; Long-term plans for surrounding properties including the Official Community Plan (OCP)

Once the form is complete and all necessary documents attached, all applicants and owners will receive an email to digitally sign the application.
Only once all involved parties have signed, is the application considered complete and actually submitted. If you do not receive an email, please contact [email protected].
